More development is likely on Glendora’s horizon when the City Council is expected to approve the final tract map for new residences this Tuesday.
The project approved at the September 10, 2013, City Council meeting calls for subdividing the land at 601 N. Grand Ave. into 12 lots for construction of the proposed homes.
The project by Melia Homes would bring eight two-story, single-family residences and four single-story, single-family residences to the empty parcel. The two-story homes would require a development plan review, city staff said.
The current parcel is mostly empty, except for a few tree and old homes.
The proposed development is contingent on the Melia Homes adhering to the city’s 35 conditions of approval, which include compliance with the National Pollutant Discharge Elimination System; a water improvement plan for the Public Works Department; preparation of a traffic control plan; water and sewer acreage and frontage charges; and water rights to serve the project or pay an equivalent water rights fee, according to city staff.
Some of the 35 conditions have already been met, with city staff agreeing to monitor the developer’s compliance during the approval and construction process.

When the tentative tract map was approved in September, the traffic study performed reportedly revealed that no significant impacts would result from additional residents there. A recommended left turn lane to the project from northbound Grand Avenue would require the removal of at least six trees from the center median.
However, the total amount of trees removed for the proposed project would be replaced, staff reported.
Grading and building permits will not be granted until the final tract map is approved.
The proposed development was given a mitigated negative declaration as to its impact on the environment, adopted by the City Council last September.
The City Council meeting is scheduled for 7 p.m. in the City Council Chambers, 116 E. Foothill Blvd.
