Real Estate officials announced Tuesday the completion of a land deal that would eventually bring an already-approved 144-townhome project to the city.
The deal, completed by Los Angeles-based Charles Dunn Company, gives 4.06 acres of land on two parcels at 533 W. Foothill Blvd and 641 E. Foothill Blvd to City Ventures, which seeks to build the attached townhomes, titled Foothill 533, west of Grand Avenue and Foothill Boulevard.
The proposed development was approved by the Glendora City Council October 28, 2014. It could bring two-to-three-story townhomes along Foothill Boulevard and Valencia Street. The townhomes would range in size from 1,284 to 1,906 square feet and have two to four bedrooms.
A tot lot, dog park and 60,475 square feet of common open space, which would include a pool, spa and recreational area, are also touted as part of the development.
Additional parcels of land totaling 8.7 acres are expected to close escrow throughout 2015.
“The demand for new housing is enormous in the region and particularly in Glendora as the city offers high-ranking public and private schools, a good mix of amenities, and convenient Los Angeles County location.” said Albert Shilton, senior managing director with Charles Dunn Company, in a written statement on the Charles Dunn website.
Glendora rezoned the parcels, which contains the Rain Bird and Naked Juice sites, in 2009 to the R-3 Grand-Foothill Multifamily Residential Overlay, according to city staff.
Demolition plans have been submitted in February for review by city staff.
